  • Following its appointment as Brisbane Racing Club’s official partner for the visionary redevelopment of the Eagle Farm Residential Precinct last September, Mirvac has named the site Ascot Green and is now galloping ahead with bringing it to life.


    Design is paramount in the Eagle Farm Residential Precinct’s re-imagining.  With its new identity unveiled, the $950 million Ascot Green residential development will be part of the Brisbane Racing Club’s proposed new retail, restaurant, entertainment and leisure precinct at the Eagle Farm Racecourse. 

    The 54,000 square metre residential precinct in one of Brisbane’s most exclusive suburbs, Ascot, will be built adjacent to the racecourse. Set across two buildings, the first stage release of luxury residences will offer one, two and three-bedroom apartments and an exclusive series of pavilion apartments. Customers will also  be offered the chance to purchase custom designed four and five bedroom penthouses, upon request.

    The crowning glory of each building will  be a rooftop terrace enabling residents  to enjoy views of the historic Eagle Farm racecourse and vistas towards the city. Residents will also enjoy exclusive access to a proposed 25 meter lap pool and gym  on the ground level.

    Timothy McKern, a Senior Associate with Mirvac Design, has been a key member of the team bringing the project to life. Working closely with BVN, the firm of architects designing the buildings, McKern says it’s rare to be able to control the whole environment when planning a project. 

    “Often we’re designing in a precinct where there are going to be other surrounding buildings. You’re really designing just one part of a whole precinct. In this case, we have control of the entire area adjacent to the racecourse. It’s an impressive place to design buildings,” he explains.

    According to Timothy, a challenge is to ensure the design supports an aspirational lifestyle and strong sense of community. “It’s the responsibility of the designer to incorporate amenity both inside and outside the apartments, and establish a sense of location, so people feel part of the environment.”

    The retail square, which will include cafes, restaurants and shops, will be critical in evoking community spirit. “It’s underneath a beautiful canopy of existing fig trees and pavilion structures within the square help to define it,” he says, adding that this will also encourage the wider community, not just residents and racegoers, to come into the site.

    The other defining feature of the design, says McKern, is its access to nature, including the existing trees on the site and access to green open space. “The new landscape really draws nature to the site, creating a balance between the natural landscape and the built environment.”

    The configuration of the buildings reflects the diverse range of residents who will call Ascot Green home, with a range of one, two and three bedroom apartments available. Some people will buy an apartment as a bolthole on race days, others will live there full time. “It’s really important to attract a diverse community,” he says.

    There has been a great focus on amenities in the apartment design and the buildings are designed both from the exterior and interior point of view. “Media are filming all day onsite on race days and the vision is shown around the world. So we’re really focused on making sure the exteriors are incredible,’ he explains. 

    The external design of the buildings pays homage to the existing heritage listed buildings on site, through the use of brickwork on the lower levels which serves as a continuation of the view line to seamlessly meld old with the new. The Ascot Green sales office is located in the under-croft of the iconic St Leger grandstand, again melding contemporary with heritage.

    From an internal perspective, focus has been placed on providing privacy for residents. Moreover, the apartments are designed so that private spaces such as bedrooms remain secluded, allowing residents to move from the bedroom to the bathroom without having to pass through the living room.

    Says McKern: “There’s a mix of apartments throughout the buildings. Instead of designing on a grid, we have gone a different way and tried to achieve a varied range of apartment types to meet all different residents’ requirements.”

    But perhaps the most attractive feature of the development is the ‘ribbon of colour’ around the racecourse. There’s a range of different trees over the grounds that flower and blossom at different times, creating a changing patchwork of blooms as the seasons change. 

    As this attention to detail shows, the designers and the architects have paid close attention to ensuring the integrity of the racecourse is maintained and enhanced through the new precinct, making it one of the most sought-after new locales in Brisbane. 

     


    * It is presently the intention of Mirvac that Ascot Green will be a multi stage development. It is anticipated that the lot will form part of the community titles scheme known as “Ascot House and Tulloch House” which is intended to be carried out in 2 stages. Stage 1 is Ascot House and the proposed stage 2 is Tulloch House. The swimming pool and gymnasium for Ascot House will be part of the common property and shared with the future Tulloch House. Buyers in Ascot House should be aware however that Tulloch House is a separate stage and may or may not proceed in the future. If Tulloch House does not proceed, certain facilities such as the pool and gymnasium may not proceed as it is anticipated that they will be constructed as part of Stage 2.
